About Us
Window Cleaning in San Clemente Is a Different Problem Than Anywhere Else on the 5
Most companies working South Orange County treat every city the same water, same schedule, same pitch. A window on Beach Road facing the Pacific every night is not the same problem as a window in Mission Viejo. We built this service around that difference. Today that means residential window cleaning, commercial window cleaning, post-construction cleanup, and solar panel cleaning across San Clemente and South Orange County.
How This Company Got Started and Why San Clemente Specifically
Most window cleaning companies working South Orange County treat San Clemente the same as Mission Viejo, the same as Irvine, the same as anywhere else on their route. Same water, same schedule, same pitch. That is exactly backwards. A window three blocks from the Pier Bowl and a window in Rancho Santa Margarita are not fighting the same fight, and cleaning them the same way is how you end up with a home that looks clean for two weeks and hazy again by month two.
We started this service because we got tired of watching that happen to good houses.
The first jobs we ran were along Beach Road and in the Pier Bowl. The homeowners we worked for had already hired other companies, sometimes two or three of them, and were still looking at salt haze eighteen months later. The problem was not that those companies were bad at their jobs. The problem was that they were using a method built for inland Orange County on glass that lives at sea level, fifty feet from the Pacific.
Once we understood what was happening to the glass, tap water mineral residue stacking on top of ocean salt film, building into deposits that standard cleaning could not remove, everything else followed from there. We built the water system first. The rest of the process came after.
Why the Water Matters More Than the Technique
San Clemente tap water runs at approximately 295 PPM in dissolved minerals, 17.3 grains per gallon, making it among the hardest water in South Orange County. Run that over a window without treating it first and when it dries it leaves behind every grain of calcium and magnesium it was carrying, stacked directly on top of whatever salt film the marine layer already deposited.
We run every drop through a reverse osmosis membrane and then through a deionization resin bed before it touches a window. The result is water at 0 TDS, zero total dissolved solids. Water with nothing dissolved in it leaves nothing on the glass when it dries. No spots. No film. No mineral layer building on top of salt.
Three Things That Make San Clemente Glass Unlike Any Other Route
We built our entire process around these three factors. No other window cleaning company on a South OC route addresses all three consistently.
May Gray and June Gloom: Marine Layer Salt Exposure
A nightly deposit of sodium chloride on every west-facing window in the city. The Pier Bowl, North Beach, Cyprus Shore, and the Riviera District get direct Pacific exposure every night. We schedule these neighborhoods differently than Talega clients because the salt load is not the same and the frequency has to reflect that.
Sprinkler Overspray and Hard Water Etching
The slower, quieter problem and the one that actually damages glass permanently if ignored. Lawn irrigation throws 295 PPM water onto glass week after week. The calcium silicate deposits build into haze, then into mineral etching, then into silica pitting that no cleaning process can reverse. We catch it early and tell you honestly what stage it is at.
50+ Gated Communities: Access Is Part of the Job
Talega alone has more than forty HOA sub-communities. Marblehead, Cyprus Shore, Sea Pointe Estates, Cottons Estates, Shorecliffs, Ocean Ranch every gate has its own access protocol. We have established credentials at every community we serve. Access is coordinated at booking, not an extra charge, and not a last-minute problem.
Who Is Actually Doing the Work on Your Windows
The window cleaning industry has a subcontracting problem. Companies book jobs, then dispatch whoever is available that week, someone who may not know the difference between a water-fed pole job and an interior squeegee job, who has never seen the glass challenges that come with coastal exposure, and who is working from a general checklist rather than any real understanding of what San Clemente windows need.
Every technician who works a job for us is trained on:
- Purified water system operation and TDS output verification before every job
- Carbon fiber water-fed pole technique for upper-story exterior glass
- Proper screen removal, washing, and reinstallation without bending the frames
- Interior squeegee technique using Ettore and Moerman blades, straight pulls, no streak lines
- Early-stage mineral etching identification and what to do, and what not to do, about it
The crew that shows up knows San Clemente glass because that is what they work on, week after week, neighborhood after neighborhood. Not a generalist labor pool. Not a dispatch service.

What This Company Owes You
A real price before we show up
We publish pricing because “call for a quote” is a frustrating non-answer when you are trying to figure out if a service fits your budget. A company that will not tell you what it costs until someone is already in your driveway is not a company that trusts you with information. Our pricing page has real numbers.
Everything included that should be included
Screens come off, get washed, and go back on. Tracks get brushed and vacuumed. Sills and frames get wiped down. This is not a premium tier. This is not an upgrade. This is what window cleaning means. A company that charges extra for screens is charging extra for not cutting corners.
A walk-through when the job is done, before you pay
We go through every window with you before you write the check. If something is not right, a streak we missed, a screen that needs another look, we fix it while we are still there. Not a promotional policy. Just how the job ends.
Honesty about what glass can and cannot do
Some San Clemente windows have mineral etching that has been progressing for years. We can treat early-stage etching with our hard water spot removal process. Glass with deep silica pitting is a different situation, that is a glass replacement problem, not a cleaning problem. We tell you which one you have. We do not charge for a service that will not solve the problem.
Why Your ZIP Code Matters for Window Cleaning Frequency
San Clemente runs east from the water, and the two sides of the 5 face different glass challenges. Ole Hanson’s Spanish Village by the Sea, founded in 1925, is still one city but it cleans like two.Pier Bowl, North Beach, Beach Road, Riviera District, T-Zone, Las Palmas
The original San Clemente. Homes built from the 1920s through the 1970s with ocean-facing glass that gets direct marine layer exposure every night of the year. Highest sodium chloride accumulation in the city and the highest risk of calcium silicate etching from decades of coastal exposure. These windows need purified water and they need it consistently. West-facing glass here benefits from cleaning every 6 to 8 weeks.
Forster Ranch, Talega, Marblehead, Rancho San Clemente, Ocean Ranch
Mostly built from the 1980s onward with larger windows, more HOA-governed communities, and slightly less direct Pacific exposure. The marine layer still reaches here, but the salt load is lower. Sprinkler overspray and hard water deposits from irrigation systems are the bigger concern. We watch for calcium scale on the lower third of windows near landscaping lines. Quarterly cleaning is typically right for most homes here.
